Why This Investment
Invest like your parents and grandparents
Cash is king. No debt, income-focused investing — with cash-on-cash return as the primary benefit.
01
Speed to Distributions
3D concrete construction compresses the path from capital to cash.
Conventional builders require 24–36 months to deliver and stabilize a 30-home community. Trident’s 3D concrete printing reduces that to approximately 18 months. On $11.5M, six months of compression represents approximately $460,000 in additional income delivered to investors. Each home prints in 2 weeks and finishes in about 60 days — so a new home comes online every two weeks once the first is complete.
02
Unlevered. No Debt.
No risk of forced sale.
There is no bank, no mortgage, no balloon payment, and no lender to satisfy before investors get paid. Every dollar of distributable income flows directly to investors without servicing a debt stack first — a deliberate advantage while leveraged deals face refinancing pressure and rate risk.
03
Near-Zero Maintenance
Durability engineered into the asset.
Traditional single-family rental portfolios lose 12–18% of gross rents to maintenance over a 15-year hold. Wood rots. Roofs fail. Siding deteriorates. 3D concrete structures eliminate those costs through the inherent properties of the material — and the income projections in this offering do not depend on low maintenance costs.
04
Property Tax Abatement
Net-zero property tax for 25 years.
Property taxes are the largest recurring operating expense in residential real estate. Trident has secured a 25-year municipal tax abatement for the community — eliminating this expense for the full expected hold period. A structural yield advantage competing landlords in the market can’t replicate.
05
Utility Cost Control
Lower costs for residents.
With R-38 to R-40 walls and an energy footprint of about 6,500 kWh, these homes provide a 75% reduction in ongoing utility costs — helping residents, including those on fixed or retirement incomes, better manage their budgets.
06
Topeka, Kansas
Stability over speculation.
As the Kansas state capital, Topeka’s government employment base creates a recession-resistant, non-cyclical renter base. The market has been chronically underbuilt relative to demand, and the $3,200 average monthly rent is well within reach for Topeka’s professional demographic. Selected because it performs through cycles.
